Federal Realty Investment Trust is an equity real estate investment trust specializing in the ownership, management, development, and redevelopment of high quality retail assets. Federal Realty's portfolio (excluding joint venture properties) contains approximately 20 million square feet located primarily in strategically selected metropolitan markets in the Northeast, Mid-Atlantic, and California. In addition, the Trust has an ownership interest in approximately 1.0 million square feet of retail space through a joint venture in which the Trust has a 30% interest. Our operating portfolio (excluding joint venture properties) was 95.6% leased to national, regional, and local retailers as of March 31, 2014, with no single tenant accounting for more than approximately 3.3% of annualized base rent. Federal Realty has paid quarterly dividends to its shareholders continuously since its founding in 1962, and has increased its dividend rate for 46 consecutive years, the longest record in the REIT industry. Federal Realty is an S&P MidCap 400 company and its shares are traded on the NYSE under the symbol FRT.

Currently acting as the Executive Vice President and President, Western Region for Federal Realty Investment Trust. In this capacity, I direct the strategy and day-to-day operating, leasing and development activities for the Trust's Western Region which includes properties in California and developments in Virginia, Florida and Massachusetts, totaling over five million square feet. I also serve as a member of the Trust's Executive and Investment Committees. Joining the Trust in 1997 as Acquisitions Director and in 1998 assumed the responsibility of redeveloping the Trust's Street Retail assets in Santa Monica, San Diego, Pasadena and Los Angeles, CA. Prior to joining Federal Realty, I worked as a Vice President - Director of Acquisitions with CB Richard Ellis Investors. Where I was responsible for the acquisition of investment properties in the Midwest and Southwest regions of the United States for pension fund clients such as the State of Utah, Building Investment Trust and CalPERS. I than joined CB Richard Ellis Investors in 1990 where I also served as a Portfolio Manager for community shopping centers, Marketing Director for urban office buildings and Leasing Director for industrial properties. From 1986 through 1988 I was employed by Julien J. Studley as a real estate investment sales broker in Los Angeles. I received a Masters in Business Administration and Bachelor of Arts from the University of California at Los Angeles. I also am an active member of the Northern and Southern California real estate communities.
